WiFi 7 for a House, Pavilion, and Cabin
Castleton Estate • 3 Outdoor APs • Fast Roaming • Single SSID
Three-zone WiFi 7 outdoor deployment across a 2.5-acre Castleton estate — main house, covered pavilion, and historic log cabin on one network, with 200–300 Mbps measured at the garden.
At a Glance
- Where
- A 2.5-acre property in Castleton, Rappahannock County, VA, with a main house, a covered pavilion, a historic log cabin, and gardens.
- The problem
- The outdoor access point serving the cabin had failed, and the property had several network names to switch between.
- Constraints
- Long outdoor distances between the house, pavilion, and cabin.
- What we did
- Three Wi-Fi 7 outdoor access points on the pavilion fascia, a driveway post, and the main house, hardwired with Cat6 through the attic and underground, with fast roaming enabled.
- What we observed
- One network name across the house, pavilion, and cabin, and 200–300 Mbps measured in the garden, about 20 feet from the barn.
- How it was checked
- Coverage and roaming verified between the house, pavilion, and cabin at commissioning in April 2026.
- Limits of this record
- The garden figure is one location. Indoor Wi-Fi was not part of this phase.

The Orbit ProtocolThe Scenario
Third visit to an existing client. The 2.5-acre estate property includes a main house, covered pavilion with pond views, a historic log cabin, and extensive garden areas. The previous outdoor access point serving the cabin had failed, leaving the client without reliable coverage across the property.
Challenge Identified
The existing outdoor access point serving the cabin had failed. The property spans a main house, covered pavilion with pond views, a historic log cabin, and extensive garden areas. The client required one network across all structures and outdoor zones — consistent coverage, no separate networks, no manual switching.
Solution Design
Three UniFi U7 Pro Outdoor access points deployed at strategic positions across the property — pavilion fascia, driveway midpoint, and main house. Hardwired via Cat6 with dual attic runs and underground infrastructure. WiFi 7 6GHz delivered unexpectedly strong outdoor range, maintaining 200–300 Mbps throughput across extended distances.

Deliverables
Quantified Improvement
| Metric | Before | After |
|---|---|---|
| Outdoor WiFi | Failed AP — no cabin coverage | 3-zone coverage: house, pavilion, and cabin |
| Garden Speed | No connectivity | 200–300 Mbps at 20ft from barn |
| Network Names | Multiple SSIDs, manual switching | Single SSID, automatic roaming |
| WiFi Standard | Legacy outdoor AP | WiFi 7 (802.11be) with 6GHz |
Methodology Applied
Every deployment follows the same four-phase field process so the finished system reflects planning and documentation, not on-site improvisation.
Terrain & RF Survey
Returning visit to a known property. RF survey confirmed the failed outdoor AP and identified optimal placement for three-zone coverage across the main house, pavilion, and log cabin with clear line-of-sight between positions.
Architecture Design
Architecture designed around three U7 Pro Outdoor access points at strategic positions — pavilion fascia, driveway midpoint, and main house — with hardwired Cat6 backhaul. WiFi 7 6GHz band selected for outdoor propagation between structures.
Precision Deployment
Single-day installation including dual attic cable runs, driveway post mount, pavilion fascia installation with co-located Starlink dish, and Fast Roaming (802.11r) configuration for handoff across all zones.
Test, explain, and hand over
Client walkthrough of single-SSID roaming behavior, AP placement rationale, and WiFi 7 band steering. Phase 2 scope documented for indoor WiFi 7 integration and Eero replacement.

Measurable Results
One network from the main house to the pavilion and cabin, with coverage and roaming verified between those areas. WiFi 7 6GHz delivered longer outdoor range than expected, with 200–300 Mbps throughput measured at the garden — 20ft from the barn. Phase 2 planned: indoor WiFi 7 integration and Eero replacement.
